Why do basement leak?
Basements can leak due to a variety of reasons, such as the way the walls are set in place and the softness of the soil placed around them after they’re built. Causes of Basement Leaks
1. Excavation & Backfilling
When building a basement foundation, soil around it must be removed to make way for the construction to happen. After the basement is built, the soil is backfilled and sits against the outside of the basement walls. This soil is loose and way too permeable to water when compared to untouched soil. It absorbs a lot of rainwater, allowing pressure to be exerted against the walls, which causes water to seep in.
2. Wall-Floor Joint
When building basement walls, a common technique is to leave a tiny gap between the floor and the walls to prevent the floor from cracking. If enough pressure from external groundwater is exerted, it may seep in through this gap and into the basement.
3. Clogged Footing Drain
Footing drains can be crushed the weight of the soil dropped on them during the backfilling step of basement building. In addition, footing drains can also clog due to soil particles building up in it, rendering them ineffective in draining water. The water ends up not being properly diverted and finds its way into the basement.
4. A leak in the Basement Wall
Walls built from stone or concrete blocks have joints which can weaken when under huge water pressure. Small gaps are created which allow water in.
